Smoke Alarms – Are You Following these Smoke Alarm Laws?

As of 1 January 2017, current Queensland law states that you must:

  • use photoelectric smoke alarms that comply with Australian Standard (AS 3786 2014) for any replacements or repairs.
  • any existing smoke alarms which are 10 years old must be replaced with new photoelectric smoke alarms (AS 3786-2014).
  • any alarms that do you operate when tested must be replaced immediately
  • Existing hard-wired smoke alarms that need replacement must be replaced with a hard-wired smoke alarm.

In Queensland, there are the following additional measures for Queensland rental properties by 2022 and to all owner-occupied homes by 2027:

  • Smoke alarms must be installed in every bedroom.
  • All smoke alarms must be powered by wither a 240 volt or 10-year lithium battery
  • All smoke alarms must be interconnected to each other
  • All smoke alarms must meet new Australian standard (AS 3786-2014)

 

What are photoelectric smoke alarms?

Photoelectric smoke alarms, also known as optical or photo-optical, uses technology that can detect particles of combustion which means they literally see smoke, which helps in much earlier activation of alarm.  They are particularly useful for smouldering types of first, which burn slowly with smoke but little flame.  And these are the most common type of fire in a home environment.  They are also less likely to give a false alarm for smoke generated from cooking.

Older Ionization smoke alarms are designed to detect fast flaming fires, but most home fires do not begin this way.
